BUYER PRE-QUALIFICATION VS PRE-APPROVAL...

All offers must be submitted with a Mortgage Pre-Approval not a Mortgage Pre-Qualification *...

Pre-Qualifications are just a result of a few common questions by a Mortgage Company or Bank without confirming the information supplied by the Buyer and is " Subject to Verification" of all information quoted by Buyer...

Any discrepancies  can delay the Mortgage Process considerably and/ or fall apart that will cost the Seller a substantial amount of time and or initial costs....

A Mortgage Approval is where the Buyer goes through the entire process of verifying the information provided and then the approval is usually subject to only the  appraisal ....

The issue with Open Houses is kind of " up in the air" ..some times they work..Sometimes they do not...In most cases you need to try and give it your best shot...

So to make Open Houses more productive and exciting ..this following program was  designed by yours truly....

The situation... When Open Houses are scheduled and posted to the MLS'S  all Open Houses are posted on the Open House web Page in the MLS...with the details of the Open House along with the Listing Office information and Agent information...

Now when I set up an Open House I will search other Open Houses in the MLS in the vicinity of the "Subject Property"...make a list of the other Open House Agents...

Then E-Mail them with the Main photo of the House I am having Open..with the invitation to send any Buyer that visits them.. with their Business Card to my Open House.

I will then show the House for that Agent..and if the Buyer that they sent Buys the property ..they get Full Credit for the Sale....

This new procedure has been welcomed with excitement and enthusiasm...

No one else goes out of there way to do this !!!

 

" FEEDBACK QUESTIONNAIRE "

Another Common Complaint with Homeowners is that they hardly ever hear back from their Agent regarding Feedback on Showings...just to find out what the Buyers thought....

We make an extra effort to get feedback on all Showings..

As a matter of fact we also create a

" FEEDBACK OF SHOWING QUESTIONNAIRE"

Web Page on Your Property Web Site

and send the Link to the Showing Agent requesting the Agent

 to fill it out. This approach has increased the number of honest responses !!

Nobody else does this either !
